Northern premium-estate zone (Paradise Point, Sovereign Islands, Hope Island, Hope Harbour, Sanctuary Cove): the most expensive Gold Coast canal frontage. 1970s–2000s build waves, original jetty stock now at or past end-of-life, premium replacement spec with composite decking + 316 stainless + LED lighting + finger pontoons. Property values $2.5m–$15m+.

Central established-canal zone (Broadbeach Waters, Mermaid Waters, Bundall, Isle of Capri, Cronin Island, Florida Gardens): the historic Gold Coast canal districts subdivided in the 1960s–80s. Heavily mature stock, marine borer attack endemic on original piles, replacement-driven workload. Property values $1.2m–$3.5m. Full rebuilds typical.

Western and northern family-estate zone (Helensvale, Coombabah, Biggera Waters, Coomera, Pimpama, Ormeau): newer 1990s–2010s master-planned canal estates. Most jetty stock still in good condition with first-cycle repair work (deck boards, handrail upgrades) the primary requirement. Property values $800K–$1.8m. Maintenance and upgrade work, not full rebuild.

Southern coastal-canal zone (Burleigh Waters, Palm Beach canal-side, Currumbin Waters): smaller-scale canal estates, mix of original and renovated stock, some retail / commercial jetty work alongside residential. Property values $900K–$2.5m. Mixed repair and rebuild scope.

Jetty stock age — where the rebuild work is in 2026.

  • Pre-1970s jetties: Almost all replaced by now. Surviving structures need urgent structural assessment, are usually beyond economic repair.
  • 1970s jetties (original Runaway Bay / Broadbeach Waters / Isle of Capri wave): 50+ years old. Marine borer attack has structurally compromised most pile networks. Full rebuild is the correct call. About 25% of our 2026 workload.
  • 1980s jetties (Paradise Point / Hope Island peak): 35–45 years old. Most have had one round of pile repair already. Now in second-cycle rebuild window. About 35% of our 2026 workload.
  • 1990s jetties (Hope Island / Sanctuary Cove peak): 25–35 years old. Treated-softwood pile spec hitting end-of-life now. Sweet spot for pile-replacement-on-retained-deck rebuild. About 25% of our 2026 workload.
  • 2000s+ jetties: Generally still in good structural condition. Repair / handrail upgrade / pontoon addition work. About 15% of our 2026 workload.

Regulatory picture — consistent across the LGA.

  • QBCC license: Class 1 Builder + Marine Trades experience required for any pile-replacement, structural rebuild or new construction. We hold both.
  • Form 17 compliance: Lodged with private building certifier. Like-for-like repair within existing footprint generally self-assessable.
  • MSQ Tidal Works approval: Required for any work that EXTENDS the footprint, increases pile count, or pushes further into the navigable canal corridor. Standard rebuilds within existing footprint usually exempt.
  • Body-corporate / Architectural Committee approval: Required for Sanctuary Cove (SCCMA) and Hope Harbour. We coordinate. Adds 3–6 weeks to project lead time.
  • Council canal-corridor setback: City of Gold Coast enforces ~6m navigable centre corridor. Jetties may not extend beyond block-line allowance.
