MSQ tidal works approval for your Gold Coast jetty.
ALL work in the tidal zone — jetty, pontoon, piles, mooring, marine handrails — requires MSQ approval. Here’s the process explained, plus what we handle on your behalf.
When MSQ approval is required.
You need MSQ approval (sometimes called a “Tidal Works Approval” or “Operational Work Approval”) for:
- New jetty construction
- Jetty rebuild (even like-for-like, technically — though streamlined process applies)
- Pontoon installation
- Pile replacement (more than 50% of piles)
- Width or length extension of existing jetty
- New marine handrails on existing structure
- Mooring buoy or post installation
- Pile-mounted lift or hoist installation
You generally do NOT need MSQ approval for:
- Decking replacement on existing jetty (no structural change)
- Handrail repair (like-for-like)
- Painting / staining
- Single-pile replacement (emergency repair, <50% of piles)
The application process.
- Pre-application consult. Free 30-minute consult with us — we’ll tell you straight if MSQ approval is likely, and any complications for your specific canal location.
- Survey + drawings. Marine engineer prepares structural drawings, location plan, water-level reference, adjoining-owner site plan. Cost: $1,400–$2,400.
- Application lodgement with MSQ. Online via Smart Service Queensland. Application fee: $620 (residential structures).
- MSQ technical assessment. 4–8 weeks. Checks navigation interference, environmental impact, adjoining-owner access.
- Possible objection period. For larger works, MSQ may notify adjoining owners. 21-day objection window. Most residential rebuilds skip this.
- Approval issued (or conditions imposed). Valid for 6 months for commencement, 12 months for completion typically.
- Marine engineer’s certification during construction at pile-set stage.
- MSQ final inspection and as-built certification on completion.
Total elapsed time from quote to first pile in water: 6–14 weeks. We coordinate everything.
Common rejection / variation reasons.
- Encroachment past property boundary. Even canal-frontage jetties have a defined boundary line. Going past it = automatic rejection.
- Navigation interference. Jetty too long, blocking shared canal pathway. MSQ may require shorter design or different orientation.
- Environmental impact. Critical seagrass, mangrove or coral habitat — design changes required.
- Adjoining-owner objection. Neighbour’s view obstructed, access compromised. Adds time + potentially design changes.
- Inadequate engineering. Pile sizing, deck loading, or wave-load calculation insufficient. Need re-engineered drawings.
